Vallarta Rentals is proud to introduce their property management services to property owners in Puerto Vallarta, including: Mismaloya, Conchas Chinas, Amapas, Centro, Fluvial, Peninsula Village, and Marina Vallarta; extending to the north to include all of Riviera Nayrit districts: Nuevo Vallarta, Bucerias, La Cruz de Huanacaxtle, Punta de Mita, and the surrounding areas to Sayulita.

Most property owners here in the Bay of Banderas do not reside permanently in Mexico and strive to find that reliable partner to insure that their vacation property is always well maintained and ready for use by themselves, their friends or potential renters.

We will handle any and all responsibilities of managing a property in Mexico to help you avoid any headaches associated with your home here. We will also assist you on a personal basis with any needs you might have including fm3 application, bill handling, major construction/repair, preventative maintenance, provision of maid services, and also complete professional concierge services when either you or your guests are in-house.

Our experienced and professional management team is made up of a mix of Mexican nationals, Canadians, Americans and Europeans’ who have lived in Puerto Vallarta region for many years, and have encountered the same challenges that most of you have.  However, thanks to our collective experiences, we have the necessary tools, information and contacts to ensure your investment is protected and secured at all times.

Our Property Management Services:

 

• Weekly Inspection Visits which include, but are not limited to:
• Interior, exterior routine construction and maintenance supervision
• Supervision of all Staff incl. Pool maintenance and routine repairs
• Supervision of Fumigation
• Supervision of Interior & exterior Painting & routine Reparations
• Interior & exterior plants
• Trash removal
• Humidity Prevention
• Inspection of Appliances and Electrical outlets (light bulbs, etc)
• Air conditioning
• Post storm inspection and reparation

Our Property Management Services:

•    Weekly onsite inspection of your property
•    Hiring of Maids & Maintenance Crew (incl. Gardening & Pool maintenance)
•    Recruitment of onsite caretaker as appropriate
•    Provision of Live Calendar which can be shared with all parties renting your property & Master Calendar Control
•    Key Control
•    Monthly Reports of all Accounting
•    Provision of Rental Services / Marketing of your property (please view)
•    Provision of Concierge Services incl. pre/post arrival services (incl. in Rental/Marketing Program)
•    Payment of :
Utility bills (Gas, water, electricity, trash, TV and/or Internet)
Payment of HOA dues
Payment of Mortgage
Payment of Insurance
Property Taxes and Trust - if applicable

Costs:
Monthly Property Management fees are available upon request and range between $75us and $500 us/month subject to size and location.  Salaries for staff hired (maids, chefs/cooks, gardeners, maintenance crew & pool crew) for your property are additional to the above mentioned fees and will be quoted based on your needs.  We do provide a guideline to assist you in making an educated decision in this regard, and we are available to discuss the most appropriate arrangements for your property on an individual basis.

 

Owner and Guest Concierge /Purchasing/Maintenance Services incur a 15% surcharge on all purchases made and bills paid.

 

The Purchasing Department also charges a $15 us/hr fee.
